Thanks! We like the direction you have taken here. Please find attached the plan with some drawing+comments on it. We are assuming that the garage, entry, and mudroom will be at grade, which is 1/2 flight below the main floor area, otherwise there would need to be stairs to get up from these areas.
A. Possibly decrease width slightly? The mudroom + adjacent entry area seem wide?
B. Covered deck area
C. Relocated hot tub
D. Remove door. Assuming (E) below, otherwise we would need stairs up from garage or mudroom to make main level.
E. This area at grade i.e. half flight below main level but same level as current entry to front door.
F. Barn door or pocket door for entry area to mudroom? Open to ideas or leaving more open.
G. Can we do an L shaped kitchen in this space (as drawn)? Depending on what you think, it may require going a little longer (+4′) to accomodate.
H. Assuming G then we would remove the island.
I. Assuming G+H we would put a table here.

Do you have any thoughts on the floor above and how we would configure bedrooms? If possible structurally, we quite like the idea of removing the ceiling above (6) on your diagram, which would open up the space.
Lastly, are there any other layouts that might make sense, or are we fairly constrained by the current structure? (FWIW, we also don’t want to spend a fortune remodeling, doing additions so keeping square footage added to the minimum is a goal)
